Various Planning Applications - London Borough of Lewisham
Urban Delivery has been appointed by LB Lewisham on a range of planning viability instructions to assist the Council in ensuring it is receiving a maximum number of affordable homes from developers.
The LB Lewisham covers a diverse geographical area in the south east of London and has identified four key strategic locations for regeneration and the increased provision of housing. As such, the borough has been subject to a high level of large-scale development proposals and planning applications in recent years comprising new homes and mixed commercial land uses, with a particular focus in the Deptford and Lewisham town centre locations.
In order to determine these planning applications the Council has required assurance that developers are providing a maximum number of affordable homes and that these are being provided as the most appropriate mix of tenures. Urban Delivery has provided a review of developer’s viability assessments to test their assumptions relating to values and costs as well as market conditions and phasing programmes to ascertain whether it would be economically viable to provide a greater proportion of on-site affordable housing or payments in-lieu to help fund affordable housing elsewhere in the borough.
The viability assessments that Urban Delivery has undertaken to date have seen over 530 new homes granted planning permission within the borough in the last 12 months with planning applications that would permit a further 1,600 new homes to be determined in the coming months.
