Vesuvius Works, Worksop – Bassetlaw District Council
Urban Delivery provided expert advice to Bassetlaw District Council in preparation for, and at public inquiry in connection with the financial viability for a proposed mixed-use redevelopment of a site in Worksop, Nottinghamshire, known as Vesuvius Works.
Urban Delivery was appointed by Bassetlaw District Council to provide independent viability advice on the development of a mixed-use site in Worksop. The site extends to approximately 50 acres and has a complex history, the former brick works having closed in 2006 and now being subject to a number of planning applications and existing planning permissions. The council sought our advice on the viability of a new 6,500 sqm food store proposal with the objective that this use will act as ‘enabling development’ for a larger development of employment uses and community leisure facilities.
Urban Delivery provided viability advice in preparation for a planning inquiry held in February 2014. The advice helped determine whether the developer was offering a sufficient level of S106 monies for a range of services and infrastructure improvements. Planning permission for the scheme was subsequently granted in April 2014.
